Direct Booking
COVID
To help with peace of mind we have adjusted our booking and cancellation policies during COVID. Please note that as travel restrictions are lifted these are subject to change.
Deposit

A 30% deposit is required within 7 days of your confirmation to secure your booking.
Final Payment

Balance for bookings are required 30 days before check in date.

Long term stays of 14 days or more will be 60 days.

Full payment is required if the booking is made within 30 days of check in date.

Cancellation
During COVID, date changes are possible subject to availability. If you are unable to travel to Hakuba, Japan due to travel restrictions, then a full refund of the deposit will be given. Proof of residence and travel origin will be required.

30% of total price will be charged if you cancel after 7 days of reservation.

Total price will be charged if cancellation is within 30 days of check-in.

Long term stays of 14 days or more will be withing 60 days of check-in.

If paying by bank transfer, a secure credit card registration form will be sent after confirmation of reservation.

Non-Payment of final balance will be deemed as a cancellation.

Bookings that are within 30 days of check in are non-refundable.

Any refunds given will be less the transaction fees.
Payment Method

We recommend bank transfer due to the low fees. Bank transfer fees must be paid for by the payer.

We also accept credit card and PayPal.

Please note, the transaction fee charged by the provider will be added to the invoice. Currently this is 3.6 %.

Cash is also accepted upon arrival but a deposit must still be made and credit card kept on file until final payment made.

All payments must be made in Japanese Yen.
Terms and conditions will be outlined in the invoice and deemed agreed to once payment has been made.
Policy
Guest Details
During Covid, when booking or Checking in, we are required by local law to record guest details.
For all guests we are required to register the below:
Name - Date of Birth - Age - Address - Phone Number - Occupation
For non-residents we are additionally required to record:
Copy Of Passport - Date of Arrival and Departure
Check in / Check out
Check-in is from 3pm to 10pm. Please contact us if you are unable to arrive during this time.
Check-out is at 10am.
Minimum Stays
Details are listed on the rates page and are subject to chage during the COVID situation
Damage
Guests are responsible for damage to the property, fittings and furniture during their stay. The cost of replacement or repairs for any loss or damage endured during guest stays will be charged to the credit card registered at check-in or prior to arrival for direct bookings.
No Smoking
Smoking, vaping and E-cigarettes are not allowed in the house. You are welcome to smoke outside the property as long as the ash and buts are disposed of in the outside ash tray. Please do not throw old cigarettes in the indoor trash as the smell will escape.
All cleaning costs, and costs incurred in compensating later guests who are affected by the smell of smoking will be charged back to the guest.
No shoes in the house
Please take of your shoes in the entrance. Slippers are provided for guests to use if they wish.
No Pets
No pets allowed in the house.
Parties
Obviously have a drink and enjoy yourselves but please remember this is our home too and there is a damage policy above.
